Getting the enquiry was never the hard part. Most property businesses generate plenty of leads. The real problem is what happens — or doesn't happen — in the days after that first enquiry comes in.

Here's what actually separates enquiries that convert from ones that go cold.

Speed matters more than anything else. A buyer who enquires and gets a response within minutes is still warm, still interested, still comparing you favorably to competitors who took hours. Wait a day, and that same buyer has probably already spoken to two other consultants and formed an opinion without you.

Qualify before you pitch. Jumping straight into a sales pitch without understanding budget, timeline, or actual requirements wastes everyone's time. A few honest questions upfront — "What's your budget range?", "Are you looking to move in immediately or later this year?" — tell you whether this is a serious buyer or someone still browsing.

Personalize the follow-up. A generic "Thank you for your enquiry, please find attached brochure" gets ignored. Referencing the specific property, their stated requirements, or answering a question they actually asked shows attention, and attention builds trust faster than any brochure.

Don't let the site visit be the finish line. Many businesses treat the visit as the goal itself, then go quiet afterward. The real work happens after — following up with answers to hesitations, addressing concerns honestly, and staying present without being pushy.

Track where enquiries go cold. If most leads drop off after the first call, the problem is early trust. If they drop off after the site visit, the problem is follow-up. Knowing where the leak is matters more than generating more leads to compensate for it.

Enquiries aren't the finish line — they're the starting point. What happens next decides whether that interest turns into an actual sale.
